These Terms of Use apply to your use of www.GAHomeRent.com, including property listings, viewing request forms, contact forms, rental application pages, communications, and any other website features or rental-related services provided by GAHomeRent.
By using this website, submitting a form, contacting GAHomeRent, requesting a showing, or applying for a rental property, you agree to these Terms of Use and our Privacy Policy. If you do not agree, please do not use this website or submit information through our forms.
GAHomeRent.com provides information about residential rental properties, rental requirements, viewing requests, application steps, and related rental communications.
This website is intended for individuals seeking information about rental homes offered by GAHomeRent or its representatives. The website is not intended for unlawful, abusive, misleading, automated, commercial scraping, or unauthorized use.
We make reasonable efforts to provide accurate property information, including rent, availability, features, photos, lease terms, pet information, utility information, and move-in requirements. However, property information may change without notice.
Rental listings, photos, descriptions, availability dates, rent amounts, fees, deposits, qualification standards, and other information are provided for general informational purposes only and do not create a lease, reservation, approval, offer, or guarantee.
Applicants and prospective tenants are responsible for verifying property details, lease terms, move-in requirements, and all important information before signing a lease or making payments.
GAHomeRent may require prospective tenants to submit a Viewing Request Form before scheduling a showing. The Viewing Request Form helps us determine whether a property may be a reasonable fit before scheduling a viewing.
Submitting a Viewing Request Form does not guarantee a showing, approval, application invitation, lease agreement, or rental opportunity.
We may choose which prospective tenants to invite for a showing based on the information provided, qualification standards, property fit, availability, demand, communication history, move-in readiness, and other lawful business considerations.
The Viewing Request Form is not a full rental application. We do not ask for Social Security numbers, bank account information, document uploads, or payment through the Viewing Request Form.
If you choose to move forward after viewing a property, you may be invited to complete a full rental application and screening process. Screening may include credit, background, rental history, income, identity, employment, reference, eviction, and other verification checks.
Third-party screening providers may be used. If you submit information directly to a third-party provider, that provider’s own terms and privacy policy will apply.
Submitting a rental application does not guarantee approval, does not create a lease agreement, and does not reserve a property unless a separate written agreement, such as a Deposit to Hold Agreement, has been signed and accepted by all required parties.
Applications are reviewed based on rental qualification standards, verification results, property fit, income, credit, background screening, rental history, move-in readiness, available funds, and overall application strength.
Properties are not rented on a first-come, first-served basis. In the event of multiple interested or qualified applicants, tenancy may be offered to the most qualified applicant based on lawful screening criteria and overall application strength.
You agree to provide true, complete, accurate, and current information when using this website, submitting a form, requesting a showing, applying for a rental property, or communicating with GAHomeRent.
False, misleading, incomplete, inconsistent, or unverifiable information may result in denial of a viewing request, denial of an application, cancellation of approval, lease termination if discovered later, forfeiture of deposits where permitted by law or agreement, collection action, or other remedies available by law or contract.
You agree not to impersonate another person, submit information without authorization, provide fraudulent documents, interfere with the screening process, or misrepresent your identity, income, rental history, household, occupants, pets/animals, smoking status, move-in readiness, or any other material information.
Rental qualification standards are available on our website and may include income, credit, rental history, background screening, occupancy, smoking, pets/animals, move-in funds, lease term, and other lawful criteria.
Qualification standards may vary by property and may be updated from time to time. Applicants are responsible for reviewing the applicable rental requirements before requesting a showing or applying.
Applicants who do not meet one or more requirements may be denied or may be required to provide compensating factors, such as additional deposit, last month’s rent, prepaid rent, or a qualified guarantor, where permitted and at the landlord’s discretion.
Application fees, screening fees, deposits, pet deposits, holding deposits, rent, move-in funds, and other amounts may be required depending on the stage of the rental process and the specific property.
Any screening fee may be paid directly to a third-party screening provider. Application or screening fees, if applicable, are generally non-refundable unless otherwise required by law or stated in writing.
A property is not reserved or removed from the market unless and until GAHomeRent confirms approval and all required holding terms are completed, which may include payment of a Deposit to Hold and signing of a Deposit to Hold Agreement.
A Deposit to Hold, if used, will be governed by the written Deposit to Hold Agreement. Failure to complete move-in requirements, sign the lease, provide required funds, transfer utilities, or meet deadlines may result in forfeiture of the Deposit to Hold as allowed by the agreement and applicable law.
No possession of a rental property will be granted until the lease is fully signed, all required move-in funds are paid and cleared, required utilities are transferred, and all move-in requirements are completed.
Pet policies may vary by property. No pets may be preferred, and a small dog or cat may be considered on a case-by-case basis with prior approval. Approved pets may require additional deposit, monthly pet rent, pet addendum, insurance compliance, or other conditions.
Certain animals may be restricted based on property suitability, size, number of animals, insurance requirements, behavioral history, or other lawful considerations.
Requests involving assistance animals or reasonable accommodations will be reviewed in accordance with applicable fair housing laws. Please do not submit medical records or disability-related documentation through general contact forms or viewing request forms unless specifically requested through an appropriate process.
By submitting a form, contacting us, requesting a showing, applying for a rental property, or otherwise communicating with GAHomeRent, you authorize us to contact you using the phone number, email address, mailing address, or other contact information you provide.
