Do I Qualify?
Qualification Standards
Applicants who do not meet minimum screening standards will not be approved.
- All applicants must have current photo identification and a valid Social Security number.
- We are sorry, but at this time we do not accept Section 8/HCV
- Applicant’s monthly household income must exceed two times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.
- Applicants must receive positive references from all previous landlords for the previous 7 years.
- Applicant may not have any evictions or unpaid judgments from previous landlords.
- Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600.
- A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility.
- Applicants must be non-smokers.
- Occupancy is limited to 2 people per bedroom.
- Minimum rental period: 1year
- Animals/Pets: Priority will be given to prospects without animals/pets. A cat may be approved with a deposit and/or a monthly animal rent.
Dog breeds that will NOT be accepted: Pit Bulls, American Staffordshire Terriers, Rottweilers, Doberman Pinchers, Wolf-Hybrids, and Perro de Presa Canarios, or any dog that has the above breeds in their lineage, are not allowed.
At the landlord’s discretion, compensating factors such as an additional security deposit, last month’s rent, or a co-signer (guarantor) may be required for qualification if the Applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria.
