Application Information
Rental Process
- Pre-applications (FREE): We will schedule viewings ONLY with those who filled out a pre-application.
- Viewings: We will go through the pre-applications and select qualified applicants for viewings. We will notify everyone who completed a pre-application whether they have been selected or not for the next steps. Please allow up to 72 hours to hear back from us.
- Credit and background check: After viewings, those who are still interested would have to submit a Credit and Background check application. It is done by a third-party company online. You will have to pay a screening fee on their website; the money does not come to us, and your information will stay private and secure.
- Applicant selection: The applicant will NOT be selected on a first-come, first-served basis. We will choose the best-qualified applicant based on income, rental history, credit, and background history. While we do check your credit history, the actual score is NOT the most important determining factor in our approval process.
- Deposit to Hold: Once approved, you’ll have to pay a Deposit to Hold and sign a Deposit to Hold Agreement. The Deposit to Hold will remove the property from the public offering to be held until a mutually determined move-in date. The Deposit to Hold becomes a part of your Security Deposit after you begin your tenancy.
- All utilities must be put in the tenant’s name by the move-in date (electricity, gas, trash, sewer, and water).
- Contract: We’ll review, sign the contract, go over the property, and note its condition. If the contract is not signed promptly, we will move to the next applicant in line.
- Payment: First month’s payments, plus a deposit, are required at contract signing. An additional pet deposit and/or pet fee applies if you have pets. Last month’s rent might be required to be paid upfront or in the first 4 months of tenancy in some instances.
Rental Information:
- Minimum rental period: 12 months.
- Security deposit varies based upon credit criteria and other factors; however, the standard security deposit equals one month’s rent
- Deposit + First Month required to move in. Last month might be required to be paid in the first 4 months of rental if you don’t meet the qualification standards.
- Yard maintenance: Residents are responsible for maintaining the yard in accordance with HOA policies.
