Application Information

Free Rental Pre-Application

Fill in the Pre-Application (FREE) form below, and we will email you to discuss the required credit and background check.

(At a later date, we’ll require you to pay a fee per adult for credit and background checks if you’re still interested at that time)

Rental Information:

Minimum rental period: 6 months.
Security deposit varies based upon credit criteria and other factors; however, the standard security deposit equals one month’s rent
Deposit + First Month + Last Month required to move in ($5400)
(Last month can be paid in 4 payments during the first 4 months)

Rental Process

  1. Pre-applications (FREE): I will schedule viewings ONLY with those who filled out a pre-application.
  2. Viewings: We will go through the pre-applications and select qualified applicants for viewings. I will notify everyone who completed a pre-application whether they have been selected or not for the next steps.
  3. Credit and background check: After viewings, those who are still interested would have to submit a Credit and Background check application. It is done by a third party company online (We will let you know about the details), you will have to pay a screening fee on their website; the money does not come to us, and your information will stay private and secure.
  4. Applicant selection: The applicant will NOT be selected on the first-come first-served basis. We will choose the best-qualified applicant based on income, rental history, credit, and background history. While we do check your credit history, the actual score is NOT a determining factor in our approval process.
  5. Contract: We’ll review, sign the contract, and go over the property and note its condition it. If the contract is not signed promptly, we will move to the next applicant in line.
  6. All utilities must be put in the tenant’s name by the move-in date (electricity, gas, trash, sewer, and water).
  7. Payment: First and last months’ payments, plus a deposit, are required at contract signing. An additional pet deposit and/or pet fee applies if you have pets.

Yard maintenance: Residents maintain the yard.
Animals: may be approved with deposit and monthly animal rent.
Breeds that will not be accepted: Pit Bulls, American Staffordshire Terriers, Rottweilers, Doberman Pinchers, Wolf-Hybrids and Perro de Presa Canarios or any dog that has the above breeds in their lineage are not allowed.
